Our story
Prime Apt Prestige was founded in 2012 by a small group of architects, designers and hospitality professionals who shared a singular vision: to create a residential experience in Québec City that rivals the finest boutique hotels in the world. They believed that where you live should inspire you every single day — not just on move-in day.
The founding team spent two years travelling across Europe and North America, studying what makes certain addresses unforgettable. They visited heritage palazzos in Milan, converted loft buildings in Manhattan and waterfront residences in Vancouver, distilling the best ideas into a blueprint for something entirely new in Québec's residential market.
Construction began in 2014 on the Heidi Course site, chosen for its proximity to Old Québec, the St. Lawrence waterfront and the cultural corridor that makes the G1R district so vibrant. The building opened its doors in 2016, and within eighteen months every unit was occupied — a testament to the demand for thoughtfully designed, service-rich living in the city.
Today, Prime Apt Prestige is home to more than 200 residents, from young professionals and growing families to retirees seeking a maintenance-free lifestyle without sacrificing quality. Our team has grown to include over 40 dedicated staff members, each committed to making every resident feel valued, heard and genuinely at home.

Isabelle Moreau
Founder and CEO
With over 25 years in architecture and hospitality, Isabelle envisioned a residential concept that would blur the line between luxury hotel and private home. She oversees the strategic direction of the company and remains deeply involved in design decisions for every new project.
Philippe Garneau
Director of operations
Philippe brings fifteen years of property management experience to the team. He ensures that every system — from HVAC to security — runs flawlessly, and he personally reviews resident feedback each week to identify areas for improvement. His mantra: "If a resident notices a problem, we have already waited too long."
Mei-Lin Zhao
Head of resident experience
Mei-Lin leads the concierge and lifestyle services team. A former hotel general manager, she designed the personalised onboarding process that new residents rave about and oversees the seasonal events calendar — from rooftop wine tastings to holiday markets in the lobby.
Our journey so far

2012 — The idea takes shape
Isabelle Moreau and her co-founders begin researching the luxury residential market, visiting over 30 properties across three continents to gather inspiration and identify gaps in the Québec City market.
2014 — Construction begins
Ground is broken on the Heidi Course site. The design team partners with local artisans for custom stonework and a Montréal-based firm for the smart-home infrastructure, ensuring a blend of heritage craftsmanship and modern technology.
2016 — Doors open
The first residents move in. Within six months, occupancy reaches 80 percent, driven entirely by word of mouth and a single open-house weekend that attracted over 400 visitors.
2019 — Penthouse collection launches
Responding to demand for larger residences, the top two floors are reimagined as the Prestige Penthouse collection, featuring private rooftop sections, expanded smart-home suites and priority concierge access.
2022 — Wellness centre expansion
The fitness and wellness centre doubles in size with the addition of infrared sauna pods, a recovery lounge and a dedicated yoga studio — all based on direct feedback from residents.
2025 — Looking ahead
Planning is underway for a second phase of development on an adjacent lot, which will add 60 new residences and a ground-floor artisan market, further enriching the neighbourhood and the resident experience.
